20 July 2021 – THE FLORENCE RESIDENCES new condo launch is now more than 80% sold. The following is the list of some available units and their pricing.
18 July 2021 – THE WOODLEIGH RESIDENCES new condo launch is offering an attractive “one price promotion” for their 3-bedroom units:
13 July 2021 – Units at MOOI RESIDENCES new condo launch along Holland Road are starting to move, in line with the broader market sentiment. 33% of the units have now been sold. Initially launched in Aug 2020, sales have perked up since May 2021.
12 July 2021 – BARTLEY VUE new condo launch is targeted to preview on 7 Aug, during the National Day long weekend. Close to Bartley MRT and within 1 km of Maris Stella and Cedar Primary schools, it is expected to generate keen interest.
11 July 2021 – As reported in the Straits Times, the en bloc fever may be making a cautious comeback this year. For example, Maxwell House was recently sold – above the owners’ asking price – to a Chip Eng Seng & SingHaiyi consortium, who intends to redevelop it into a mixed development of commercial and residential units. Seems that exciting times may lie ahead later this year …..
10 July 2021 – The Watergardens at Canberra new condo launch is previewing on 17 July. Of course, many residents in the vicinity are pinning their hopes on a rise in property values as a result of the new Canberra MRT.
8 JULY 2021 – An exciting mixed development integrating residential, commercial and community components (town plaza, bus interchange, polyclinic), the Pasir Ris 8 new condo launch is timed to tap into and contribute to the government’s plans for rejuvenation of Pasir Ris Town:
7 JULY 2021 – Units at NORMANTON PARK new condo launch are also moving fast. This project has already sold 935 units (or 50%), with the sales pace accelerating in recent months:
* June – 62 units sold
* May – 51 units sold
* April – 78 units sold
6 JULY 2021 – The month of July is going to be a hive of activity in the property market, as developers rush their new condo launches before the 7th Month period:
1) Pasir Ris 8 (preview on 10 July, launch on 24 July)
2) Parc Greenwich EC (22 July, booking on 7 Aug)
3) The Watergardens at Canberra (preview on 17 July, launch on 31 July)
4) Klimt Cairnhill (preview on 16 July, launch on 31 July)
5) Bartley Vue (preview on 7 Aug, launch on 21 Aug)
5 JULY 2021 – Units at DAIRY FARM RESIDENCES new condo launch seemed to be moving more quickly in recent months, probably due to a “One Price Promotion” whereby units for the same stack on levels 2 to 15 are selling for the same one price:

* May – 13 units Sold
* Apr – 18 units Sold
* Mar – 11 units Sold
* Feb – 8 units Sold
* Jan – 6 units Sold
4 JULY 2021 – MARINA ONE RESIDENCES (M1) new condo launch is now 90% sold. Meanwhile, M1 investors will be keenly following the URA tender that has just been launched for a GLS site in nearby Marina View. This is a white site intended for a mixed-use development with residential, hotel, commercial and/or serviced apartments.
3 JULY 2021 – Have you been awaiting news on the GLS site next to Pasir Ris MRT station that was launched in 2019 and clinched by Allgreen? Well, the new condo launch on this GLS site is PASIR RIS 8, which will be an exciting mixed development comprising commercial and residential components integrated with a bus interchange, a polyclinic and a town plaza. Previews are starting middle this month.
2 JULY 2021 – Remember the enbloc sale of Cairnhill Mansions that almost didn’t go through? Situated on this enbloc site, KLIMT CAIRNHILL new condo launch is previewing later this month. It seems that the developer is targeting buyers who prefer bigger units …..

Initially launched in May 2019, sales have picked up since late last year. 142 units were sold over 5 months from Jan to May 2021, while the following is the list of units sold in June 2021 thus far. 29 June 2021 – As LEEDON GREEN is just across the road from HYLL ON HOLLAND, many of my clients were interested to compare both of these new condo launches. It seems that the developer’s breakeven price for HYLL ON HOLLAND is lower than that of LEEDON GREEN. HYLL ON HOLLAND is being built on the enbloc sites of Estoril and Hollandia which were purchased at $1654 psf ppr and $1703 psf ppr respectively. On the other hand, LEEDON GREEN is being built on the enbloc site of Tulip Gardens which was purchased at $1790 psf ppr. No wonder that the developer of HYLL ON HOLLAND has more leeway than LEEDON GREEN to reduce prices last weekend to move sales …. Click here for the detailed comparison.
28 June 2021 – Over the weekend, I attended the new condo re-launch of HYLL ON HOLLAND. Response was very good – more than 80 units were sold over just 3 days. This project only has 2-bedroom and 3-bedroom units, ranging from 570sf to 1055sf. The layout of their 3BR 1055sf showflat is really good — these units also have good quiet facing towards the greenery of Holland Hill. I was with my client up on Holland Hill last Saturday to check out the actual site below, and we were surprised to find that at the top of the hill, there is a flight of steps that will lead us down either to Holland Village MRT (10 mins walk) or to Commonwealth MRT station (20 mins walk).
