Since its launch in 2019, I have brought quite a number of interested buyers to the showflat.    The showflat is not at the actual site at Amber Road.  Instead, it is located on a vacant piece of land along Kallang Airport Way.   At the time when I visited, the project was just launched, and quite a few units had been sold at prices ranging from $2300 to $2500psf.

The developer is Aurum Land, which is a boutique property developer, incorporated in 1982.   Past projects include Asana (48-unit development at Queen’s Rd), The Orient (52-units; Pasir Panjang Rd), Three 11 (65 units; Upper Thomson Rd), 1919 (75 units; Sophia Rd) and 21 Richards (31 units; Richards Ave).

Located at 12 Amber Rd in District 15, NYON has easy access to shopping, eateries and other amenities in the East Coast / Katong area.  It is just a 2-minute walk to the future Tanjong Katong MRT Station of the Thomson-East Coast Line.

This exclusive freehold residence boasts 92 modern smart-home apartments over 18 storeys and is inspired by the Peranakan legacy.   The entrance courtyard is quite intricate in its Peranakan detailing, and sets the tone for the whole development.   Facilities include a lap pool, kids pool, jacuzzi, treehouse playground, and BBQ pits.

The units are of a mixture of 1 bedroom (typically 484sf), 2 bedroom (typically 721sf) and 3 bedroom (typically 1216sf).   The showflat unit is the 3-bedroom layout.

I was impressed with the developer’s attention to details, and I feel that any buyer interested in the Amber Road area should take a look at Nyon, and compare it with the other 4 freehold launches in the same area.
