Condo review of Juniper Hill
Being on the developer sales team, I visited the showflat ahead of its upcoming preview in May 2019 and public launch in Jul 2019. Below is my review.
Juniper Hill is on the freehold site of the former Crystal Tower, which Allgreen paid $1840psf ppr in Dec 2017. You can calculate the expected selling price by factoring construction costs and the developer’s desired profit …. The size of the plot is 60,000 sf, with plot ratio of 1.6. It is 12 storeys high, with 115 units. No 1br, only 2br, 3br, 4br and 5br units. The following are the unit sizes:
2 bedroom (70 units) —- 581-721sf
3 bedroom (40 units) —- 915-1109sf
4 bedroom (3 units with double-volume ceiling on 12th floor) — 1819-1970sf
5 bedroom (2 units with double-volume ceiling on 12th floor) — 2217sf
The “North-facing” units face Bukit Timah area, while the “premium South-facing” units overlook Pinewood Gdns which is 4 storeys high. On the “premium-facing” side, units on the 6th floor should have very good views of the Balmoral and Orchard area.
The units start from the 2nd storey, which is actually 17m higher than Ewe Road Rd. So, the 2nd storey here is equivalent to about 6th storey in other condos. The Ewe Boon Road level is considered B2 level of Juniper Hill, while the lower amenities deck (spa pool area) is considered B1. The main amenities deck (with 50m lap pool, gym and function room) is on 1st floor. On the roof-top, there is another amenities deck complete with a sky lounge and sky gardens that will offer delightful views of the Balmoral and Orchard area, especially in the evening.
The main selling point of Juniper Hill is its location, within 1 km of SCGS Primary and ACS Primary. It is about 700m to the current entrance of the Stevens MRT (which will become an interchange station soon – by 2021- of the Downtown and Thomson-East Coast Lines). The walk to this current entrance takes exactly 8 minutes and 18 seconds — see video below for proof :-). Once the Thomson-East Coast Line is completed, there will be a new entrance, which will just be 580m away from Juniper Hill, or a mere 5-6 minute walk. Juniper Hill also has full condo facilities, including a 50m lap pool, and a tennis court. Another selling point is that official TOP date is March 2022, which means that completion is likely to be in 2021.
There are two showflats: 2 bedroom (700sf) and 3 bedroom (1109sf). Their floor plans are shown below. All the Master / Common bedrooms can fit a king-size / queen-size bed.
In terms of concept and design, the developer is positioning Juniper Hill as a high-end development, complete with 2-year complimentary concierge services (in partnership with Shangri La Hotel), while each unit will enjoy one Golden Circle membership (Gold status) by Shangri La Hotels & Resorts. Looking into the future, potential uplifting in the value of Juniper Hill will come from two infrastructure transformations:
– the completion of the Stevens MRT interchange node of Thomson-East Coast Line (which will run from Woodlands all the way to the East Coast via Orchard Road, Shenton Way and Marina Bay)
– the ongoing rejuvenation of nearby Orchard Rd that is being actively promoted by the government.
In closing, the Juniper Hill name takes its inspiration from Juniper trees, which are extensively planted all around the development. This condo will be sought-after not only for its location, but also for its attention to details in the architecture and landscaping that maximises the potential of the elevated land that Juniper Hill sits on.
