Developers are especially bullish about the Amber Road area which is one of the most sought-after precincts in D15 and which will be just next to the upcoming Tanjong Katong and Marine Parade MRT stations of the new Thomson-East Coast Line.

When opened in 2023, the new Thomson-East Coast Line is expected to boost the prices of properties along the East Coast, as residents along this stretch will now be a few MRT stops away from Marina Bay and the CBD.   4 out of the 5 new freehold condo launches in Amber Road are timed to be completed around the same time as the opening of the Thomson-East Coast Line. Expect a double boost to the prices of these launches in 2023.

These 5 freehold launches include AMBER PARK (with the largest plot size among the 5 launches) and AMBER SKYE (ready for immediate occupation), and they all boast a prestigious seaside address, within the heritage Katong district:



Amber Park

As background, the original Amber Park, a 200-unit development, was sold in 2018 via a collective sale to a JV between a CDL subsidiary and Hong Realty, the private real estate arm of Hong Leong Group.  The sale price of S$906.7 million reflects a land rate of about S$1,515 per square foot (psf) per plot ratio. Break-even selling price is projected to be about $2,000 to $2,100psf.  The new Amber Park will have 592 units spread over 3 towers of 22 storeys each. Most of the units will have sea view or city view (overlooking the low-rise landed properties). Facilities and amenities will be on the ground level (where there will be a large Lagoon Bay to bring the feel of the East Coast to Amber Park) as well as on the Stratosphere terrace on the 22nd floor.  Click here for more details of Amber Park

Amber Skye

Amber Skye is a new condo that was completed in 2017.   The developer is China Sonangol, which also developed the luxury TwentyOne Angullia Park condo next to Orchard MRT.  Crafted with a classic Italian architectural design that resembles the sea’s endless waves in motion, this 22-storey freehold residential development has a unique and iconic structure.  It is just next-door to the future Tanjong Katong MRT station of the Thomson East Coast Line which will be completed in 2023.  In fact, a side gate of Amber Skye will lead directly to the proposed underground entrance of the MRT station.  Click here for more details of  Amber Skye

Amber 45

Amber 45 is a freehold new condo launch by UOL at 45 Amber Road.   It consists of a 21-storey single block of 139 units on 69,858sf plot size, with basement parking and landscape deck with swimming pool.  It is located near to the upcoming Marine Parade as well as Tanjong Katong stations on Thomson-East Coast Line (TEL).   Click here for my condo review of Amber 45.


NYON is a freehold new condo launch by Aurum Land at 12 Amber Road and has 92 units (1, 2 and 3 -bedrooms) over 18 floors.  Aurum Land is a developer of boutique condos, such as Asana at Queen’s Road.  NYON is just next to the upcoming Tanjong Katong MRT Station on Thomson-East Coast Line.     Click here for my condo review of Nyon @ 12 Amber.

Coastline Residences

Built  by Sustained Land on the site of the sea-facing former Parkway Mansion site, Coastline Residences is a freehold new condo launch at 9 Amber Road and has 144 units (1, 2 and 3 -bedrooms).   Sustained Land has a number of developments in Singapore, including III Cuscaden at Orchard Boulevard.  Coastline Residences is just next to the upcoming Tanjong Katong MRT Station on Thomson-East Coast Line (TEL).   Click here for my condo review of Coastline Residences.
