New Condo Review: THE TRE VER (by Mike | OrangeTee & Tie | 98280030)
On 17 July 2018, I visited the showflat of The Tre Ver, prior to its preview and launch. The showflat is located next to Woodleigh MRT station. The actual site is nearby at 60-76 Potong Pasir Ave 1, with a 200m frontage along the Kallang River and about 650m from Potong Pasir MRT station.
This condo attempts to tap into the growth potential of the Bidadari masterplan and the Kallang River transformation. The Bidadari masterplan envisages a 10ha Bidadari Park, a tranquil urban oasis (“A Community in a Garden”), with a ‘Market Square’ incorporating mixed use cluster, commercial and social communal facilities, plus seamless pedestrian and cycling network within Bidadari. The Kallang River is Singapore’s longest natural river stretching 10km from Lower Peirce Reservoir to Kallang Basin, and there is a long-term plan to improve connectivity along the whole river, while transforming Kallang Basin into a sports and recreation venue, with the centrepiece being the 17.4ha Kampong Bugis redevelopment.
The Tre Ver is a 99-year leasehold 729-unit condo development with a site area of 201,405 sqft, and is expected to be completed by 2022. There are 3 tower blocks of 20 storey, 2 tower blocks of 19 storey, and 4 garden blocks of 7 storey.
The developer is UVD (Projects), which is a JV between UOL and UIC. The project architect is award-winning WOHA. A good example of the long-standing partnership between UOL and WOHA is Park Royal on Pickering, which is a hotel-in-a-garden that features almost 4 acres of lushly planted, self-sustaining garden terraces interlaced with waterfalls, pools and other naturalistic features. In Tre Ver, this partnership seeks to emulate the success of Park Royal on Pickering.
As background, this site was the former Raintree Gardens HUDC estate, which was acquired by the developer in an enbloc sale in Q4 2016 for 334mm, which translates to about $797 psf ppr. Within walking distance of Potong Pasir MRT station, this site is also not too far from Woodleigh MRT station, around which new condos Park Colonial and Woodleigh Residences are being built, together with Woodleigh Mall as part of the Bidadari masterplan.
The architecture of Tre Ver seems impressive, and emulates the garden-feel of Park Royal on Pickering. Most of the 729 units will have river and/or pool view, while some units will even have a garden foyer! Facilities and amenities will be on 3 levels – at the ground level, on the 3rd floor and the 8th floor which will connect all the blocks.
Units come in a variety of sizes: 1-bedroom (484-506sf), 2-bedroom (614-797sf), 3-bedroom (990-1098sf) and 4-bedroom (1324-1367sf). The units are very well-proportioned and nicely adorned with good finishing, and all bedrooms can fit either a king-size or queen-size bed. The units are very functional and bright throughout, with the internal foyer area even having a window.
Among the new condos launched so far, The Tre Ver may have the best architecture and best layout. I understand from the developer that it will be launched at prices below Park Colonial and Woodleigh Residences. If you fancy riverfront living, and believe in the growth potential of Bidadari and Kallang River rejuvenation story, this may be the condo to look out for….
